Down Payment Assistance Program Disclaimers

Pima Tucson Lighthouse Program

Arizona Housing Finance Authority administers the Pima Tucson Lighthouse down payment assistance program, offering up to 4% of the loan amount for first-time homebuyers. Program terms, eligibility requirements, income limits, purchase price limits, interest rates, and DPA amounts are established by Arizona Housing and are subject to change without notice based on funding availability and program updates. Assistance becomes forgivable after 3-5 years of primary residence occupancy.

Home Plus Arizona Program

Arizona Industrial Development Authority (Arizona IDA) administers the Home Plus Arizona down payment assistance program, offering up to 5% of the loan amount for all homebuyers (not restricted to first-time buyers). Program terms, eligibility requirements, income limits, purchase price limits, interest rates, and DPA amounts are established by Arizona IDA and are subject to change without notice based on funding availability and program updates. Assistance becomes forgivable after 5 years of primary residence occupancy.

Cornerstone First Mortgage is an approved participating lender in Arizona DPA programs, but this participation does not constitute an endorsement or affiliation with these agencies.

Program Availability

Down payment assistance programs are subject to funding availability and may be suspended, modified, or discontinued at any time by the administering agency. Not all borrowers will qualify for down payment assistance. Eligibility is determined based on program-specific criteria including, but not limited to, household income, credit score, purchase price, property location, property type, occupancy requirements, and homebuyer education completion.

Additional Disclosures

  • All loans subject to credit approval and property appraisal.
  • Private mortgage insurance (PMI) or mortgage insurance premiums (MIP) may be required depending on the loan type and down payment amount.
  • Property insurance is required on all loans. Flood insurance may be required for properties located in designated flood zones.
  • The borrower is responsible for all closing costs, prepaid items, and escrow deposits not covered by DPA funds, seller concessions, or lender credits.
  • Homebuyer education courses may be required for Arizona DPA programs.
  • DPA second liens may have repayment obligations if the borrower sells, refinances, or ceases to occupy the property as a primary residence before the forgiveness period expires (program-dependent).
